For this job, Customer states the Upstairs A/C will not come on and is not cooling down. Technician arrived to the outdoor unit not running at all. Technician found the system has a bad contactor switch as well as a weak capacitor. Technician made several options for repairs. Customer wanted to move forward with replacing thee contactor switch and capacitor. After replacement system fired right up and is running great at this time.
the technician had to diagnose why the refrigerant was not returning to the low side as well as figure out why the heat strips would come on when calling for cool. I found that there was a piece of gunk clogging the piston and once removed the system started running great, the heat strips kept coming on due to the thermostat W terminal being shorted to the thermostat R terminal. We will be back tomorrow to get the new stat put on and after that everything will be good to go.
Arrived and completed a thorough evaluation of all plumbing inside the home. Checked all faucets for proper flow and no leaks. Checked all drains for proper draining and no leaks. Inspected all toilets for proper flush with no issues or leaks around base or tank. Inspected water heater for any signs of rust or leaks. Water heater was not flushed due to plastic drain port and being 8 years old. Water heater isn’t up to code. Discussed upgrade options but customer declined at this time.
Technicians arrived to perform a yearly friends and family club maintenance on a 2022 Goodman heat pump. checked heat strip amperage blower amperage temperature differential and insured proper operation. Technicians found no issues at this time. Unit is heating properly. Will need to return to change filters due to no stock in the shop.

Technicians arrived to perform a factory heat pump heating startup on a 2024 install homeowners are looking to sell the house. The system is operational and heating and cooling good at this time.
For this job, Technician performed a two system A/C and furnace realtor inspection to ensure proper operation of the systems. Technician checked all safety devices and components that are in use during the A/C and furnace seasons. Technician found the Downstairs compressor motor pulling high amps on start up meaning the start winding is deteriorating on the compressor, Compressor capacitor is low, The blower motor capacitor is weak, as well as the heat exchanger is in some rough shape very iffy to run. The Upstairs systems Blower motor is over amping pulling too much power, The Contactor switch is in rough shape, The system is slightly low on refrigerant, as well as the indoor coil doesn’t have a water safety switch. Technician made several options for repairs. Technician would highly recommend replacing the systems due to all the repairs needed. Customer wanted the technician to come up with replacement options for both systems so he can take it out of the price off of the home.
Today we performed a whole home plumbing inspection which includes inspecting all external plumbing fixtures for signs of corrosion and leaks. All bathroom fixtures are in good shape with no signs of current or past leaks. The kitchen sink has a small leak on the left side under the cabinet. Water pressure is in the acceptable range at all fixtures. Home has two water heaters one in the garage which has a build date of 2015 making it 9 years old and an older unit upstairs in game room closet with a build date of 2001 making it 23 years old and is past its life expectancy of 8-10 years. The water heater in the garage has a t&p valve(pressure relief) that is not plumbed to any outlet making it a potential leak risk if the valve is ever actuated. Outside faucets function proper with no signs of leaks or ruptures from freezing. This homes Plumbing system is in pretty good shape with just a couple minor issues that need attention with the Upstairs water heater being past life expectancy and

For this job, Technician arrived to turn off the dehumidifiers. Technician unplugged both units to keep them from running.
Technician arrived to find the line set sweating. Technician installed more insulation around the lineset and spray foamed the whole watched the minisplit for a hour with no leaks.
Annual maintenance on two 2017 American standard systems. The upstairs systems condensing fan motor bearings are tight not allowing the blade to spin freely. The downstairs condenser contactor is starting to look rough at the contact points and the capacitor is right at the manufacturers lower limit. The locked rotor amp draw was right below the rated limit on the data plate so this is something we will monitor moving forward. Neither system has a secondary wet switch on the evaporator coil for added protection against water damage to the home and equipment. Both systems are running and cooling here today.

Technician arrived to find the drain line sweating behind the mini split technician and the homeowner decided to run the mini split drain line directly out the back of the unit cord drilled a hole ran the drain line and proper drainage in the system is no longer leaking
The technicians installed three customer provided exhaust vents. We ,are sure everything was wired correctly, vented correctly and operating how they should. Everything is set and ready to go.
Technician arrived to install a warranty UV bulb on the Apco X due to the duct cleaners breaking the bulb also installed a mini split UV light strip and installed a surge protector on the mini split to protect it from lightning strikes and power surges systems are all operational at this time. No issues were found
Today we performed your annual plumbing inspection that is included with your member ship with us. The inspection includes water tank flush, and a visual inspection of all external plumbing fixtures. Performed flush on water heater and noticed a small amount of corrosion on supply line. Will include pictures and estimates in email to customer. Everything else in house is functioning as it should and is in great shape.

Technician arrived to find the mini Split drain line sweating, causing the unit to leak water. Technician then insulated the drain line out the wall to prevent future sweating. Technician will return to deep clean the mini split head .
Plumbing Repairs: Fixed a dripping faucet by replacing worn-out washers and seals.
Technician arrived to find the unit, struggling due to lack of refrigerant technician presented the option to fill it up with refrigerant per customer request after filling it up with 3 pounds of refrigerant. The system is cooling good at this time, but it does have a leak. customer is aware that he will have his heating and air guys change out the unit when they get time.
Technicians arrived to perform yearly air-conditioning maintenance to house systems as well as perform a service call on the mini split system in the garage Found that the drain line on the mini split from install was kinked and twisted technicians. Replace the drain line on the mini split to fix the water leak and then performed the yearly maintenance. found that both systems compressors are over amp. Ing also found that both systems were low on refrigerant and leaking in the evaporator coils in the attic. The condensing fan motors are leaking oil, which is causing the bearings to heat up and fell prematurely, also found that both contactors are making a lot of noise as well as have severe pitting and charring repair versus replace estimates for the customer and will reach out on Tuesday when Cody gets back in office

Arrived and found a cracked female adapter on customers expansion tank. Cut pex and replaced fitting. Turned water back on and confirmed no more leak. Turned power on and informed customer his water should be hot in roughly 30-45 minutes.
