Technician performed promo AC tuneup. Technician found several issues that needed to be addressed. Customer wanted estimate on replacement. project manager tried to get the customer approved but no approval. if the customer has any questions, they will call back in.

Arrived and completed a thorough evaluation of all plumbing inside the home. Checked all faucets for proper flow and no leaks. Checked all drains for proper draining and no leaks. Inspected all toilets for proper flush with no issues or leaks around base or tank. Inspected water heater for any signs of rust or leaks. Customer has a rusty garbage disposal that could cause water damage if it was to start leaking. Customer also has a new water heater and a leak detection valve would be a great upgrade to help reduce any water damage in the event of a leak. Also front outside faucet doesnt shut off. We have tried to rebuild it so I recommend replacing to get problem resolved. Emailed over qoutes due to husband not being home. They will talk it over and let us know if they decide to move forward with any options.

Replaced cup spring and washer on hot side of shower valve, tightened packing nut on hose bib. Gate valve on water heater is working for now but would highly recommend replacing with ball valve to make sure it turns off all the way when needed next time. Everything is working properly at this time

Annual maintenance on three American Standard high efficiency furnaces. All three systems are in good shape and running as they should here today. The playroom system has a hot surface igniter that is starting to show its age so the customer was made aware. The inducer motor capacitor on the main unit is weak and surge protection was recommended to protect the units.

For this job, Technician performed a 3 system furnace maintenance tune ups on three 11 year old Trane systems. Technicians checked all safety devices and components that are in use during the furnace season. Technician found the Upstairs system as a capacitor is reading lower than manufactured specs. The Master system is growing mold within the system and really needs to be taken care of. Both the Upstairs and Master do not have water safety switches in the indoor coils. All systems do work great at this time.

Technician adjusted gas pressure, checked amps, checked static pressure, Checked temperature differential, cleaned flame sensor, changed filters and insured proper operation. Technician noticed dirty ductwork while changing filters and made recommendations for the customer on getting them cleaned and sanitized. Technician also noticed an igniter that was very worn out and could go out soon that was also added to the recommendations. Options have been emailed to the customer for further review. All three systems are heating properly at this time.

Today we performed your annual plumbing inspection of all plumbing fixtures on both sides of duplex. We log brand check for any visual signs of corrosion or leaks, customer declines flush at this time. Customer stated she was not getting hot water in her guest bathroom. We were able to turn valve to get everything working properly. Also tightened handheld shower head to stop it from leaking from handle. Water heater on owners side is a 2012 model making it right at the end of its 12 year life expectancy, renters side water heater is a 2018, but not up to current code due to missing gas sediment trap, hammer arrestors, and expansion tank. But otherwise is in good shape with no signs of leaks or corrosion.

Technician arrived to perform a factory furnace start up on a brand new install technician adjusted gas pressure check averages and insured proper operation for the winter months. Technician found no issues at this time other than the Ductwork is dirty present an option to the homeowner. She wants to hold off at this time, but she will let us know when she is ready to move forward.

The technicians ran a new copper line set and installed a new evaporator coil. We made sure to secure the line set to the wall and ensured there were no leaks and vacuumed it to manufacture specifications, we also adjusted the refrigerant charge to ensure proper operation. Everything is set and ready to go.

Annual maintenance on two Trane high efficiency two stage furnaces. The downstairs system is in great shape and runnning as it should here today. The upstairs system gas valve has failed so it will be replaced under the manufacture warranty at a later date.

Technician adjusted gas pressure, checked amps, checked static pressure, checked temperature differential, checked filters, cleaned flame sensor and insured proper operation. Technician noticed dirty ductwork while checking filters and made options for the customer on getting them cleaned and sanitized. Recommendations have been emailed to the customer for further review. System is heating properly at this time.

Lineset needs to be replaced due to being to small we will replace the Linset with 3/8 7/8 copper

The technicians got called out due to a new furnace not working as well as the other furnace having an air leak. We started with figuring out what was going on with the unit not working and found that the gas valve was in the off position once we turned the gas valve to on it started right up and ran perfectly. We used tar tape to seal up the rubber grommet and everything is good to go.

Technician arrived to a no heat service call and found the gas line switch in the off position. Technician turned the switch on and insured proper operation of the system before leaving.

Provided quote to rerun lines for customer provided water softener, and install clean start on washer, and ro system under kitchen sink. Kitchen sink counter will have to be drilled by granite company to be able to install faucet for filtration system.

For this job, Technician reinstalled home owners UV light for the new house.

Technician arrived to a no heat service call and found that the gas valve switch was turned off. Technician Turned on the switch and cleared the error history and reset the thermostat. System is heating properly at this time.

Provided estimate for tankless and 40 gallon water heater replacement. Tank was still leaking severely after renter turned off valve, turned water off to house to minimize property damage and informed homeowner. Leak has stopped for now but valve needs replaced before turning water back on.

The technicians performed a duct cleaning and replaced the evaporator coil. We attached our vacuum to the supply and return plenums and ran our duct brush through all of the supply and return boots. We also replaced the evaporator coil, we made sure there were no leaks in our new welds, made sure the drain line had fall and added a little bit of refrigerant to ensure proper operation. Everything is clean and working properly at this time.

Provided estimate for installation of kitchen sink faucet and customer provided toilet.
