Arrived and completed a thorough evaluation of all plumbing inside the home. Checked all faucets for proper flow and no leaks. Checked all drains for proper draining and no leaks. Inspected all toilets for proper flush with no issues or leaks around base or tank. Inspected water heater for any signs of rust or leaks. Has some corrosion around the expansion tank. Qouted to replace piping and expansion tank.

Today we performed your annual plumbing inspection and water heater flush. Homes water heater has a build date of 2016 making it 8 years old and close to the end of its life expectancy. As part of inspection we check all external plumbing fixtures for proper function and for any signs of leaks or corrosion. No signs of corrosion or leaks detected at time of inspection. Front hose bib is dripping after customer turns off will include quote for a rebuild with his copy of invoice.

Annual maintenance on two new Amana high efficiency variable speed air conditioners. Both systems are working as they should here today after some routine cleaning. The downstairs system has a busted disconnect to the outdoor unit. The tabs were tweaked here today to get the system working again and the owner was made aware of the issue and will replace it himself. The blue tube uv light on the upstairs system is past is lifespan and in need of replacement. Also a duct cleaning was suggested here today.

The living areas return plenum is getting pretty dirty. Customer wants to do the duct cleaning and filter change in a month to two months when the neighbor is done getting his house done. She doesn’t want to do it right now due to every time she opens her doors that dust and dirt from the neighbors house gets everywhere.
