Technicians arrived to find the upstairs system, not cooling efficiently checked the refrigerant levels, temperature differentials, and overall health system at the unit only had a 13° temperature differential due to low refrigerant in the system. Technician presented options. Customer to contact the homeowner and will let us know if they wanna move forward.
For this job, Customer states he has gone thru 2 blower motors since the equipment has been in, says something is wrong with the system. Technician arrived to perform a free second opinion to run a static pressure test to ensure proper sizing of the duct system. Technician found the return ducts are way to small to be running a 5 ton system as well as the Supply side can have a new design to help reduce the overall static pressure. The Total static pressure reading is 1.04 which manufacturers need the total static at .50. Technician is going to get with the service manager to come up with estimates to fix the issues.
Arrived and completed a thorough evaluation of all plumbing inside the home. Checked all faucets for proper flow and no leaks. Checked all drains for proper draining and no leaks. Inspected all toilets for proper flush with no issues or leaks around base or tank. Inspected water heater for any signs of rust or leaks. Water heater is 12 years old. Discussed and emailed repalcment options with customer. She is going to talk to her husband and let us know if they wanna go forward with replacement
Technicians arrived to perform a yearly friends and family club furnace maintenance on a 2014 train system technicians checked amps clean the flame sensor adjusted gas pressure check the blower bearings temperature differentials as well as overall health of the system. Technicians found that the ductwork is super dirty with dust and debris coming out of the vents, as well as the lack of a safety switch to prevent flooding from the house on the HVAC system technicians presented options. She will talk it over with her husband. I will follow up with them tomorrow afternoon at 5:30 to 630.
Technicians arrives to perform a factory furnace startup on a 2022 Amana system installed last year. Adjusted gas pressure temperature differential amps filter, cleanliness, and overall health of the system. Furnace is running as designed no issues were found other than ductwork being dirty. Customer wants to move forward with the cleaning. We will be here tomorrow to clean ducts.
For this job, Customer states the Downstairs system is not cooling. Technician arrived to find the unit running at this time. Technician performed a full system evaluation to find the compressor capacitor is severely weak on the compressor. Customer wanted to replace it. Technician put a temporary capacitor on till Monday to come back and put the right size on. System is cooling at this time.
For this job, Technician arrived to the SS2 water safety switch is full of water causing the system to not work. Technician found the drain line is backed up due to when the duct cleaners were here they didn’t clean the drain pan out. After blowing the drain out system works great.

For this job, Technician performed a two system A/C maintenance tune up. Technician checked all safety devices and components that are in use during the A/C season. Technician found the Downstairs systems duct work is super dirty needs a duct cleaning. Both systems work great at this time. Customer would like to talk to her husband about cleaning the downstairs system.
Today we completed your annual plumbing inspection, which also includes a water heater flush, but due to the water heater being 15 years old we do not recommend flushing at this time due to high risk of causing a leak. As a part of the inspection, we visually inspect every external plumbing fixture for corrosion and signs of leaks. All the plumbing fixtures in the house are working properly with no signs of leaks or corrosion at time of inspection. Being that the water heater manufacturer is giving a life expectancy of 8 to 10 years on their Water heaters we highly recommend replacement before tank fractures causing damage. Customer asked for a 50 gallon water heater replacement quote. I will include it with the results of the plumbing inspection. If not wanting to get replaced at this time I recommend an automatic shut off for the water heater that will detect water from a leak and shut water heater down minimizing property damage.
Technicians arrived to perform a yearly friends and family club furnace maintenance on a 2017 trane Furnace technicians found no issues at this time with the system did recommend duck cleanings. She is not interested at this time.
Technicians arrived to find the system low on refrigerant Technician found that the leak is in the evaporator coil. Technician also presented options for duck cleaning as well as duck sanitization. Homeowner decided to go with the peace of mind option to get the coil replaced as well as clean the ducks and then sanitize them.
Arrived and customer showed me outside faucet he was thinking about replacing. Spoke with customer and explained his existing faucet is one of the best. Gave options to rebuild and make it new. He declined at this time explaining he will do it himself.
Annual maintenance on a 2015 carrier 80% efficient single stage furnace. The system is in great shape and running as it should here today. Checked all capacitors, amp draws, and bearings on the electrical motors. Adjusted the gas pressure here today for optimal performance. Replaced the 12x30x1 and 14x30x1 return air filters. The duct work was pretty dirty and the customer mentioned high amounts of dust in the home so a duct cleaning and indoor air quality products were suggested there today today to address this issue.
Arrived and turned water off to home. Cut out existing piping and installed new ball valve, hammer arrestor, expansion tank and supply lines. Checked for any leaks after turning water back on to home.
Technicians arrived to perform a yearly furnace maintenance on a 2023 Amana system. Adjusted gas pressures checked amperage temperature, differentials, and insured proper operation. Technicians noticed that the ductwork was starting to get dirty recommended ductwork cleanings and customer denied at this time. Change the 5 inch media filter, email per customer request.
Today we performed your annual plumbing inspection and water heater flush, unit was 2 years old with a recirculating system. Advised customer that we highly recommend a pump timer on system to maximize life of water lines and pump. Also checked water pressure to the house and it was at 80psi which is in the acceptable range. House was built in 2022 and customer hasn’t noticed any plumbing issues at this time. All plumbing fixtures are in working order with no leaks noticed at time of inspection.

Technician found the blower limit switch is intermittently working. The switch will be in tomorrow but homeowner says she doesn’t know a good time yet for us to come back and put it on.

Technician found the Upstairs systems contactor switch is in some rough shape, The blower motor capacitor is weak, The compressor motor is pulling over the max amp draw on start up pulling 110 out of 109, as well as the system is slightly restricted. The Downstairs systems contactor switch is in rough shape, The blower motor capacitor is weak, as well as the outdoor fan motor capacitor is weak. Technician made several options for repairs. Customer wants the options emailed to him. Customer is going to think about what he needs to do.
Arrived and inspected water heater. Customer declined checking interior plumbing. Water heater is in rough shape and hvac system is old. Spoke with customer about potentially replacing system and water heater. They are interested so I called office and got it set up for Tim to come speak about options and financing with customer.

Also customer wanted qoutes to replace main shutoff inside the home as well as the shutoffs under the faucets and toilets in the bathrooms.
Arrived and found a pex coupling leaking. Qouted to replace section and customer accepted. Shut off water to home cut out leaking section of pex and replaced with new. Turn water back on and confirmed leak had been fixed.
