Technician arrived to perform yearly friends and family maintenance on the downstairs air conditioner from 1995 technician checked all refrigerant levels, capacitors contactors temperature differentials drain lines and washed out. The unit. Technician found that the unit is low on refrigerant. The capacitor is out of specifications in the compressor is over amp on startup Technician recommends replacing the outdoor unit and the coil due to the EPA regulations on the refrigerant that is in the system

Arrived and spoke with customer about continuing issue she is having with her AO Smith water heater. During visit I qouted customer a tankless option as well as going back with a 50 gal tank. I checked for adequate gas pressure which is present as well as the venting. Everything is correct and pointing towards it being an internal issue with the unit. Customer has already had the thermocouple replaced and unit is still having issues. AO Smith is refusing to replace or refund unit at this time. Customer is going to do some more research but will let us know if she decides to go with us on replacement.

Technician arrived and performed a diagnosis, Found system overall in good condition however, I did find a capacitor that was completely drained. Homeowner moved forward with repairs. System is now running operational.

Did find the hot water tank rusting out and in need of replacement to prevent the house from flooding if the top pipe rust out the unit will spray water everywhere and cause major drywall damage.

It was over 100° outside but the system cooled the house down to 70 but had the thermostat set at 67. Upon diagnosis found that the system is running operation temp split is 20° and pressures are normal

Annual maintenance on two systems. The 2018 variable speed Trane is in great shape and the two stage carrier is less than a year old. The system was installed during the winter months so the refrigerant levels were adjusted here today to get the system running as efficiently as possible.

Arrived and drained existing water heater. Removed from closet hung tankless on the wall. Reworked water lines down and tied into bottom of unit. Installed new hammer arrestors and expansion tank. Install 1/4 turn ball valves on both hot and cold lines. Connected gas to unit.

Technician arrived and found that The drain line was run through the wrong port. Re ran the drain line through the primary now system is running operational.
