Today we completed your annual plumbing inspection and water heater flush. The home has two hot water systems. There is a water heater on the left side of the garage and a water heater on the right side of the garage. The unit on the right has a build date of 2022, making it two years old. The unit on the left has a bill date of 2005 making it 19 years old. we completed the flush on the newer unit. Don’t recommend flushing the left unit due to age, there is a higher risk of causing a leak on units that old. Due to the age of the left unit I recommend installing a water sensing supply shut off that will automatically shut the water off to unit if a leak is detected minimizing water damage. Did a visual inspection of all external plumbing and found no corrosion or signs of leaks on any fixture. Customer states they just moved in and haven’t experienced any plumbing issues at time of inspection. Customer wanted a quote on replacing the dryer vent in the attic will include that in an email

Technician arrived to perform a factory furnace startup on a 2024 installed Amana technician adjusted gas pressure and insured that all the motors and components were within factory. System is heating and cooling great at this time.

For this job, Technicians performed a single system A/C maintenance tune up on a 1 year old Goodman system. Technicians checked all safety devices and components that are in use during the A/C season. Technicians found the indoor blower motor capacitor is weak reading 14.6 out of 20 which is out of spec. Technician made options for repairs. System is working at this time. Customer is packing up to move to a different house if he rents the house out he will do the repair if he sales he won’t.

Technician arrived to perform a yearly friends and family club maintenance on a new Goodman system technician checked refrigerant levels clean the coil changed the filter amp draws Flush the drain and insured proper operation system has no issues at this time

Fill valve in master toilet isn’t working properly. Replaced fill valve. Arrived and completed a thorough evaluation of all plumbing inside the home. Checked all faucets for proper flow and no leaks. Checked all drains for proper draining and no leaks. Inspected all toilets for proper flush with no issues or leaks around base or tank. Inspected water heater for any signs of rust or leaks.

Replaced kitchen sink and faucet. Reconnected drains and confirmed proper function and no leaks. Replaced toilet in hall bath. Sink was wrong size and will have to order correct size. We will also come back once customer has cleaned master bathroom and contacted us letting us know it’s clean and ready for work. Replaced gas shut off behind dryer as well during visit. Returned to replace toilet in master bathroom. Customer wanted the master bathroom faucet replaced but the sink was also rotted out. Picked up a new one. Replaced sink and faucet in master bathroom. Verified no leaks after work completed.

Provided customer an estimate to replace kitchen sink, faucet, with new supply lines. Replace two toilets with wax ring and supply lines. Replace bathroom sink, and faucet with new supply lines in hall bathroom. Replace lavatory faucet with supply lines in master bathroom. Total estimate cost 2,508.01

Arrived and got pictures of gas line and where customer is wanting to put generator. Will get with Cody on pricing and email over estimate in the morning. Electricians will be here tomorrow to set generator and run electric. Need to return Wednesday to run gas and hook up generator. Arrived and ran gas from kick in up and over to generator. Installed new shutoff and sediment trap as well as gas flex. Once ong turns gas back on we will return to fire up and program generator. Turned on gas to unit and Activated and tested generator and automatic transfer switch. Everything tested good and is running as it should.

HVAC System Repairs: Replaced a faulty reversing valve for efficient heating and cooling.

Arrived to perform a friends and family air conditioning maintenance upon inspection. The technician found that the air conditioner is overcharged with refrigerant with the system being overcharged the unit has to work harder to compress the refrigerant, as well as cool it down. The system will wear out prematurely, and the unit will run more when it is hot outside. The technician also found that there is a lack of return plenums, causing the blower motor to have to work harder to pull air from the home as well as the supply. Plenum is too small not allowing the airflow to distribute properly and evenly. The technician recommends, adding to return plenums, as well as replacing the supply Plenum, and pulling some refrigerant from the system to balance the charge correctly and help the unit run as designed. Will return Monday the 15th to install one new 21 inch wide supply Plenum with proper height install new duct takeoffs as well as install two new 16 x 25 return plenums with 1 12 inch

Technician arrived and performed an AC maintenance on one system found system to be running operational and in good condition

Found the capacitor blown and the unit low on refigerant. The customer decided to opt out of refrigerant and just due the capacitor. Explained that the capacitor won’t fix the issue due to the chance of freezing up.

The technicians installed a new evaporator coil. We made sure it was level and air sealed with mastic to ensure no air leaks. We also added some refrigerant to get the charge correct and ensured proper operation. Everything is set and ready to go.

Technician arrived and performed a diagnosis found the system to be missing Quite a bit of refrigerant. Performed a leak search and found a leak in the evaporator coil. Checked the rest of the system. Everything else seems to be working in good condition. Homeowner moved forward with a membership and a new evaporator coil.

Found the down stairs systems board fried after the new thermostat was put on this weekend also found the thermostat miss wired and missing the jumper from rh to rc. The upstairs system is severely low on r22 refrigerant and needs to be replaced.

Arrived and inspected water heater. It is a 2006. Due to age it wasn’t flushed and I discussed the dangers and concerns of older water heaters. Customer did not want to replace and declined inspection of inside of home.

For this job, Technician arrived to the system running but not blowing cool air. Technician found the system is low on refrigerant leaking within the indoor coil. Technician also performed a full system evaluation. Technician found the outdoor units compressor capacitor is weak, The contractor switch is in rough shape, the outdoor unit is super dirty, as well as the indoor coil is leaking. Customer doesn’t want to do anything.

Preformed a yearly air conditioning maintenance on a 2017 Lennox system. The unit is cooling good at this time only recommendations are to install sure protection and whole home air purifiers.

For this job, Technician performed an A/C maintenance tune up on a 18 year old Goodman system. Technician checked all safety devices and components that are in use during the A/C season. Technician found the indoor blower motor is over amping pulling too much power as well as the Contactor switch is looking pretty rough and needs to be replaced. Technician made several options for repairs. Customer would like to recast he parts needed as well as adding a surge protector. System is working great at this time.

Arrived and found existing 40 gal gas water heater in garage. Turned off water to the home and drained existing water heater. Removed from closet and reworked water lines including new ball valve and hammer arrestors. Set new water heater and installed new expansion tank as well as new supply lines. Hooked up gas with new sediment trap and flex line. Turned water back on and filled tank as well as checked and confirmed no leaks. Bled air out of lines via tub in bathroom. Lit water heater and informed customer he would have hot water in roughly 45-60 minutes.

Preformed a yearly air conditioning inspection on three systems (two are twinned together) the two twinned systems are on outdated refrigerant and low on charge the indoor systems are from 1994 and have extensive rust and water damage. The other 4 ton system is over charged and over amping from 1994. Recommend updating the systems due to problems and age.

Found the pilot out on hot water tank. Found the tank rusting out and leaking as well. Will install a new tank on Wednesday.

17.2 SEER2 Variable Speed AC and Two Stage 80% Efficient Furnace with variable speed fan

Found the units filter dirty causing the unit to freeze up. Refigerant and everything else looks good at this time.

Found the capacitor bad and after installing a new one the system is low on r22 refrigerant. Customer would like a new system quote due to age and problems.
