Replaced a warranty Txv. Pulled a vacuum under 500 microns and did a 10 minute decay test to ensure the system was properly sealed. After all work was performed the system was tested for proper operation.
Arrived and pulled and reset upstairs and downstairs toilet. Was able to get them to stop wobbling. Replaced faucet and shutoffs in downstairs bathroom. Tested and confirmed no more leaks. Attempted to replace shower cartridge but was not able to get brass housing apart. Qouted to replace valve with new but customer declined at this time.
The technicians cut into the wall in the living room and replaced the front outdoor faucet as well as replaced the check valve and the gaskets in the outdoor faucet in the back of the house. We made sure everything was tight with no leaks and working properly.
Service call for the outdoor unit making an unusual noise. Technician checked the entire system and cycled the unit multiple times watching it closely. The unit ran fine here today with the only abnormal operation was the pressures didn’t neutralize during an off cycle. Pumped the unit down and checked for a Schrader valve united the pressure sensor for the Txv. The system is running fine here today.
Today we rebuilt the front and back hose bibs the back yard hose bib rebuilt nicely and everything looked great going back together, but front had a bent shaft and torn gasket indicating the shaft is so bent it’s causing the gasket to not hit the seat flush and when spun the seat is tearing gasket. Front hydrant needs replaced was able to seal front hydrant from any leaks but cannot guarantee how long it will hold with it being used. Recommended to customer to use with caution. Will give estimate on replacement. Rebuilt the lav in master bathroom with no success new cartridge and still leaks indicating bad seats, my recommendation to customer is to replace. Due to wide variety of faucets I would recommend customer picks out and buys a style they like and we can install if needed.
Arrived and found both downstairs and upstairs toilets are wobbly and may need to have flanges replaced. Downstairs bathroom customer needs new faucet and tub needs new cartridge. Gave multiple options and customer will talk to his wife and figure out what all they wanna get repaired next week and let us know.
Technicians arrived to quote running a new thermostat wire technicians had to run the thermostat wire and mount the thermostat on the opposing wall due to not being able to get above the second floor technician successfully wired up the thermostat, insured proper operation connected it to the Wi-Fi as well as connected it to the customers phone for them system no issues were found
Technicians arrived to perform a yearly friends and family club maintenance on a 2015 2016 system technicians check averages refrigerant levels clean the coil flush the drain line check the filter clean the ionizer and insured proper operation. Technician found no issues at this time. Customer has all the bells and whistles.
Technician arrived to perform a factory startup on a heat pump Amana S system technician checked refrigerant levels, averages temperature differentials, and overall health of the system. Technician found no issues at this time. Homeowner wants to reach out to him about installing dampers that was discussed during install system heating and cooling at this time.
Floor drain in garage was backing up and overflowing. Snaked floor drain and ran hot water from nearby fixture to clear stoppage.

Service call on a newer system. Technician arrived to find the evaporator coil frozen into a solid block of ice. The 5” media filter was very dirty causing poor air flow which lead to a frozen coil. Replaced the air filter and confirmed operation of the system here today.
Capped off drain opening from sanitary tee that connects bathroom faucet under house. Tub drain shoe was loose and leaking under house. Tightened tub drain, ran water and verified no leaks.
Technician arrived to perform a yearly air-conditioning maintenance on a 2009 carrier system technician check averages refrigerant levels, clean the coil capacitors contactors, drain lines temperature differentials, and overall health of the system. Technician found that the Capacitor is out of specifications and there is also lots of black substance growth on the coil on the inside and outside, homeowner will talk with his wife and let us know what they want to do
Today we performed your water heater flush that is included in your ac tune up. Water heater is an a.o. Smith with a build date of 2022 making unit 2 years old. Water heater is not up to code but is in good working order at time of inspection.
Technician arrived to the customer stating that the unit is not keeping up thermostat was set on 66° but the house was reading 70 technician check the refrigerant level adjusted it slightly also went through the system. Unit had a 24° temperature split upon further diagnosis technician found the thermostat was not calibrated correctly. The house was actually 70°, technician adjusted the calibration setting on the thermostat. Explain it to the customer. She is happy unit is cooling as it should at this time.
Tub and toilet drain is clogged and not draining. Inspected clean out just outside bathroom and it clear, indicating that the stoppage is within the bathroom. Ran drain machine from clean out to inside house. The first two feet there is a stoppage making it hard to feed cable, and once I can run cable further the cable was binding up making it difficult to retrieve cable. Ran machine from toilet approximately 10-15feet then went outside and couldn’t see cable through clean out. It’s likely the sewer drain is seaperated somewhere in the ground. Also the drain for the lavatory is seperated causing water to flood crawl space. Advised customer we will need to return with a second technician and a camera to determine the cause of issue.
Technician arrived to find the basement unit not cooling on further diagnosis found with the drain line had backed up due to the water hose being hooked up to the end of the drain line to run across the yard technician flush the line several times the unit is draining properly at this time
Arrived and completed a thorough evaluation of all plumbing inside the home. Checked all faucets for proper flow and no leaks. Checked all drains for proper draining and no leaks. Inspected all toilets for proper flush with no issues or leaks around base or tank. Inspected water heater for any signs of rust or leaks. Tested house water pressure and it reads 120psi. Customer does have an existing pressure reducing valve that is faulty and needs replaced. House water pressure should be between 60 - 70 psi. Did not flush water heater due to age and condition. Heavy corrosion is present on hot and cold water supply connections in top of tank. Advised customer to replace water heater with code upgrades.
Today we completed your annual plumbing inspection and water heater flush. Inspection includes testing and logging all exposed plumbing fixtures, testing house water pressure, and flushing water heater once a year. Water heater has some signs of rusting from previous leaks on top near the cold supply side. Recommend replacing before tank fails. Hose bib located on front of house where I tested water pressure has a leaking packing nut and is leaking from handle when in use. House water pressure is on the high side of recommended pressure at 90 psi. All interior fixtures are in working order with no signs of leaks at the time of inspection. Customer states they haven’t noticed any problems with plumbing at this time
Technician arrived to perform a yearly friends and family club maintenance on a 2008 Armstrong air unit technician clean the coil checked the Capacitors contactors refrigerant level amp Draws Cleared the condensate line technician found that the unit is in fact slightly low on refrigerant the capacitor starting to leak its fluid. It was reading good here today, but it is starting to leak. The contactor is charred and pitted is recommended replacement System is cooling at this time. Customer will let us know if she has any issues.
Performed home plumbing inspection. Checked kitchen faucet, disposal, drain. Kitchen is in good condition. Checked all bathroom fixtures, toilets, supply lines, and all checked good. Checked tub and shower. Tub faucet leaks from cold water stem when turned on. Outside faucet on east side of house is missing a vacuum breaker and needs installed. Tested house pressure and it reads 80 psi. Did not flush water heater due to age. Provided estimates for all repairs needed.
14 SEER, 4 ton, Gas Package Unit. Technicians installed new package unit. Technician performed an A/C start up to ensure the proper operation of the A/C season. System works great at this time.
Performed home plumbing inspection. Checked all bathroom fixtures and toilets and also checked the tub and shower. Everything checks out good but the emergency shutoff valves and supply lines need replaced due to age for all fixtures. Kitchen faucet and disposal checks out good. Emergency shutoff valves and supply lines under kitchen sink need replaced due to age. Laundry room connections checked good. The laundry room sink faucet is good but the emergency shutoff valves and supply lines need replaced due to age. Outside faucets are good. Tested house water pressure and it reads 90 psi. Maximum allowed by code is 80. Pressure reducing valve is recommended to be installed in order to regulate incoming home water pressure. Inspected and flushed tankless water heater. Water heater is in good working condition.
