Service call for an emergency drain pan full of water. Technician found the upstairs system low on refrigerant causing the coil to freeze. A brief leak search was performed and no leaks were found here today. The history shows the system has been low for quite some time so 3 lbs of refrigerant was added here today. The system is running much more efficiently and right where the manufacturer wants it. The wire on the capacitor is still burnt up and in need of repair and two safety switches were installed on the emergency drain pans to prevent any water damage in the future.

Technicians arrived to find the outdoor unit in operable after further diagnosis technicians found condensing fan motor bearings had seized up, not allowing the fan to come on and inspected the system and found pastor contact or showing wear Technician recommended replacing the components homeowner went with the option to replace all components technician put on a new condensing fan motor with a one year part and labor warranty and installed a new capacitor that comes with a five-year parts warranty and a new contactor switch, which comes with a one year part and labor warranty System is operating as it should at this time

Technician arrived to perform a yearly friends and family club maintenance on a 2008 Goodman air conditioner technician checked averages, refrigerant levels, clean the coil check the contactor, capacitor flush the drain line and insured proper operation. Technician found that the compressor is over on startup and the unit does not have a secondary float switch technician presented options. Customer wants to wait until the unit dies before she replaces anything.

50 gallon gas water heater needs replaced due to age. Two tub faucets needs repaired. All work needs to be done during normal business hours

Today we completed your annual plumbing inspection that is included with your friends and family membership. As part of the membership, we also perform a water heater flush, but due to your water heater having a plastic drain valve, we do not recommend at this time. We also checked the incoming pressure to the house and found it was at 135 psi which is well over recommended pressure level went out to the meter to find no pressure reducing valve has been installed but has been on his neighbors next to him. Having excessive water pressure put a lot of extra all plumbing fixtures, supply lines, and rubber seats we recommend installing a pressure reducing valve at the meter to prevent any damage to plumbing fixtures. Customer states he isn’t noticing any plumbing issues at this time.

Annual maintenance on two systems. The downstairs system have a very low capacitor on the outdoor unit and the condensing fan motor is over amping. The indoor unit has a lot of mold/mildew around the blower compartment. The capacitor is low on both blower motors for the upstairs and downstairs. The downstairs system is running fine here today but the weak capacitor is causing high amp draws on the equipment. The upstairs system has a wire that is black and burnt up with the coating melted. The refrigerant levels are very low as well causing poor cooling. Neither system has a single safety switch to protect the home from any water damage. Both systems are running here today but without some repairs they will be down in the future.

The technicians got called out to install a manual damper to decrease airflow to an office space and increase the airflow every where else. We got the damper installed and adjusted it as well as showed the customer how to adjust it.

Service call for a duct that came detached in the attic. Reconnected the duct and found another duct almost disconnected so it was repaired as well. Also tapped up a third wye better to make sure there are not any future problems.

Arrived and attempted to repair outside faucet. Was unsuccessful and ended up having to replace the whole faucet itself. Shut water off to home and disconnected existing faucet from water line inside the wall. Pulled out faucet and installed new. Reconnected to water line in wall. Arrived and found hose bib in the backyard has a stem that only works sometimes to shut off water. Explained we would probably have to replace the unit. Will return next week to either replace the whole faucet or just the stem.

Annual maintenance on two Amana s systems. The systems are in great shape and running as they should here today.

AC Repair Service: Installed a new programmable thermostat to enhance temperature control.

Add new 8 inch duct to office space. Tap off of existing plenum and install flex ducting, boot, grill. Also, strap up runs going to master bedroom and any other runs on that side of house to maximize air flow.

Technician arrived and washed out the condenser, removing dirt and debris that had accumulated. After ensuring it was clean, the technician reassembled the unit and tested it to confirm it was functioning efficiently.

Technician arrived and performed a diagnosis found that the capacitor was bad presented options for solutions. Homeowner moved forward with the ac repair and membership.

Performed yearly maintenance on an ac system. It is cooling good at this time. Found the contactor switch charred a little but we will wait tell it goes out.

Arrived and completed a thorough evaluation of all plumbing inside the home. Checked all faucets for proper flow and no leaks. Checked all drains for proper draining and no leaks. Inspected all toilets for proper flush with no issues or leaks around base or tank. Inspected water heater for any signs of rust or leaks. Water heater is a 2007. Discussed replacement options with customer. She is wanting to finance a water heater and a new system. We will have Tim out next week to give options for replacement.

Central AC System Repair Service: At the client's residence, I found issues with their AC system caused by a damaged contactor, affecting its ability to start and stop effectively. I replaced the damaged contactor, restoring proper functionality and ensuring reliable AC system operation.

Preformed a yearly air conditioning maintenance on a 1996 system. Would recommend replacing the contactor and adding a hard start kit. To prolong the life of the system.
