Service call for the condenser being louder than normal and not keeping up. Technician found the condensing fan motor had failed. Replaced the fan motor to get our new friends and family club member up and going.

Technicians performed furnace start up as well as an A/C Start Up. System works great at this time.

Service Two System A/C Maintenance Tune Up on Two 16 year old Lennox systems. Technician checked all safety devices and components that are in use during the A/C season. Technician found the Upstairs systems Compressor capacitor is getting low as well as the Contactor is looking rough from age. The Downstairs A/Cs Condenser fan motor is over amping, There’s a slight restriction in coil, Contactor looking rough, And the Indoor blower motor is over amping. Customer wants to repair the upstairs system, but wants pricing on replacement on the Downstairs system. Brad will come out Thursday around 12:00. Systems are running at this time.

Service call for a water leak. Found the evaporator coil’s condensate drain line broken in the attic. Repaired the drain line to prevent any further water damage to the ceiling.

Installed a new apco-x whole home air purifier to improve the indoor air quality. Installed a surge protector on the furnace and condenser to prevent and damage and a wet switch on the secondary drain port coming out of the evaporator coil.

Furnace maintenance visit for a family and friends club member. Today a full system evaluation was performed on a 7 year old 80% Trane system. Went through full heating maintenance checklist. The system is in great shape after some routine maintenance. Some air quality issues were discussed with our customer and also some add ons to protect the customers home and hvac equipment.

Technician performed an annual furnace maintenance. Both systems are performing as they should here today. The heat exchanger is showing heat stress and rust is starting to form and this was discussed with the customer and we will keep an eye on it from here moving forward. The gas pressure was unusually high but adjusted to the manufactures specifications. The downstairs inducer motor capacitor is right on the bottom limits and this was also explained to the customer for a future repair.

Technician performed an annual furnace inspection on both systems. Checked all electric motors and capacitors to be within the manufacture specifications. The gas pressure was set here today and monitored delta t along with static pressure. The filters were pretty dirty and recommended changing them every three months.
