Furnace start up on a new Amana two stage 80% furnace. The system is in good shape and running as it should after adjusting the gas pressure. Also installed dampers on the system to balance air flow throughout the home. Reduced air flow to the laundry room/bathroom and slightly to the rest of the home in effort to push more air flow to the bedroom at the other end of the home.

Service call for a condenser throwing fault codes. Technician checked all amp draws on the outdoor unit to the data plate and the dual run capacitor. The outdoor unit is in good shape and running as it should. The blower motor on the furnace has failed not moving air and freezing the coil up which trips a safety switch on the outdoor unit. The blower motor capacitor test good but it was pulling to many amps and not spinning up. Estimates were given to the home owner to make a decision between repairing or replacing the 30 year old furnace. A tune up was performed April 11th of this year and the technician stated the following. Maintenance call on a 2021 Daikin air conditioner. The system is in good health but the blower motor on the furnace is very dirty and has poor air flow across the evaporator coil. Technician suggested cleaning the blower wheel at minimum and replacement of the blower motor to be proactive.

Service call for a copper line set that froze. Technician arrived to find the ecm blower motor had failed. The motor was receiving all the proper voltages but wouldn’t spin up to full speed. Replaced the blower motor with an oem motor. The system is back up and going and the system is running as it should.

Drain was clogged, technicians blew out drain with nitrogen and waited for the system drain to verify system operates as it should.

Water heater has a bill date of 2015 making the water heater coming up on 10 years old water heater is in great shape. No signs of leaks or corrosion unit does however have a plastic drain valve which I do not recommend flushing at this time being out of warranty. Customer declines house inspection due to no plumbing issues at this time.

Installed customer supplied kitchen faucet and replaced hot shutoff valve under kitchen sink. The copper under the sink needs replaced due to it being so brittle. Emailed over a qoute to rework water lines under sink

Service call for a home being 84 inside. Technician arrived to find the compressor mechanically locked up pulling over the LRA limit on the data plate. The capacitor test good and the system was receiving 240 volts but the compressor wouldn’t start up. The compressor is under manufacture warranty so some options were given to the home owner to think about and make a decision moving forward.

Dehumidifier Installation: Installed a dehumidifier to regulate humidity levels, improving indoor air quality and comfort.

Technician arrived to find the outdoor unit in operable after further diagnosis technician found that as the customer was weed eating, they had hit the low-voltage line inside the unit. Technician performed. A full system. Evaluation found the contactor switch is showing an enormous amount of where technician presented options customer chose to go with the option here today to get them back up and going system is cooling with no issues at this time.

Arrived and diagnosed everything that needs to be done to get back bathroom up and running properly. Gave customer qoute but will need to get with Cody and see what employee discount we will give customer since it’s Sheila’s mom.

Arrived and completed a thorough evaluation of all plumbing inside the home. Checked all faucets for proper flow and no leaks. Checked all drains for proper draining and no leaks. Inspected all toilets for proper flush with no issues or leaks around base or tank. Inspected water heater for any signs of rust or leaks. Customers water heater is 8 years old and after flush found large amount of sediment. Qouted to replace as well as installing customer supplied toilet. Also sent just pulling and resetting existing toilet with new wax and bolts.

Annual maintenance on a Trane package unit. The system is in overall good health but the blower motor is covered in a black substance that appears to be mold. Some estimates were made for a chemical treatment to kill the mold and a uv light to prevent the mold from coming back. The capacitor that runs the compressor and condensing fan motor is out of manufacture specifications and replacement is recommended to prevent a break down. The system is running and cooling as it should here today.

Maintenance call on a 2013 Armstrong air system. The system is in great shape and running as it should here today. The drain line set up is not ideal with the primary and secondary drains tied together and not a single safety switch on the system to protect the home and equipment from water damage. The furnace also has an ecm blower motor that should be protected with surge protection to prevent any damage to the motor and a costly repair.

Flushed 50 gallon gas water heater per $39 coupon. Customer declined to have home inspection done at this time.

Service call for a 2008 Lennox system not blowing cold air. Technician arrived to find the system severely low on r22 refrigerant. The system is cooling very poorly with only a 6 degree temperature differential. With the given age and conditions with the system it is suggest to replace it. Customer is going to discuss the issue with their significant other before making any decisions.

Arrived and drained existing 50 gal gas water heater. Pulled from closet and reworked water lines. Installed new ball valve, hammer arrestors, supply lines, and expansion tank. Set new heater and hooked up water. Turned on and bled air from lines inside home. Hooked up gas with sediment trap and new supply line. Lit water heater and informed customer they should have hot water in roughly 45-60 minutes.

Upon arrival customer had water shut off at meter. Checked for signs of visible leaks and no leaks were found. Turned on water meter and could hear water running inside wall in downstairs bathroom. Turned off water to upstairs toilet and the sound of water stopped. Checked the upstairs toilet and found that the flapper wasn’t closing all the way. Replaced toilet flush handle and flapper in upstairs toilet and the sound never returned. Checked water meter and the movement was stopped. After making repair to upstairs toilet it was verified there was no further leaks.

The technicians replaced the condensing coil in the Trane Packaged unit. This job required refrigerant recovery/evacuation, along with a new dryer and recharging the unit with new refrigerant. We got the new condensing coil installed and got the unit charged with the same amount of refrigerant that the data plate requires.

Maintenance call for a 2017 Lennox. The capacitor is weak on the fan side and the contactor is pitted and burnt up. The evaporator coil is missing a wet switch to protect the home and equipment from any potential water damage due to a backed up drain. The refrigerant levels are also low here today and the customer stated that the system struggles in the afternoon to hold the set point on the thermostat. The customer is going to leave the system alone for now until the condition gets worse.

Pop up assembly and drain trap, shutoff valves and supply lines need replaced under hall bathroom sink. Water heater needs expansion tank and drain valve. Kitchen faucet leaks when turned on.

Today we completed your annual plumbing inspection and water heater flush that is included in your friends and family membership. We inspected all exposed plumbing fixtures and drains and did your annual water heater flush. All fixtures are in working order with no signs of existing or previous leaks. Water heater is a 2021 model making it 3 years old, it is in good working order with no signs of issues. Customer states master lavatory sink on right side has a slow drain, was able to pull pop up and clear a large amount of hair and is no draining properly. We checked the water supply pressure of the the house and it was at 55psi which is in recommended pressure range.
